The community located in Maple Grove, MN is a townhome association consisting of 126 rowhouse-style homes. The community features a small playground and shared features, like driveways and landscaping.
The community sustained wind and hail damage in August 2020. Roofs required extensive and costly repairs. Proper inspections and insurance claims had to be facilitated, a qualified contractor had to be assigned to the job, and regular communication with homeowners during reconstruction was essential. Roof replacement involved loud construction noise, debris, and some safety hazards—so the patience and understanding of homeowners was critical.
Immediately, the board of directors, Associa Minnesota, and vetted construction vendors began inspecting the damage for feasibility of an insurance claim. Associa Minnesota assisted in the day-to-day management of the claim, assigned a public adjuster, and worked with the board to choose a contractor for reconstruction, PCS. When the process of paying the deductible, a whopping $889,000, began, the deductible assessment was presented at the annual meeting and owners were reminded of the importance of adequate HO6 coverage. Luckily, Associa Minnesota had previously advised homeowners of this coverage, so most were covered for this assessment. Today, a majority of owners have paid their deductible installment in full. Those who didn’t have proper coverage with their HO6 policy were allowed payment plans up to 24 months. Thanks to Associa Minnesota’s support, the community was able to successfully collect over $700,000 in six months and complete the claim with PCS.
